In the retail sector, major transactions have underscored the sustained appeal of well-located shopping centers. Phillips Edison & Co., a prominent Cincinnati-based real estate investment trust, has made a substantial investment in the Orlando metropolitan area. The company paid $691 million, or approximately $40,888 per square foot, to acquire Alafaya Square. Located in the Orlando suburb of Oviedo, Florida, the retail center spans 169,000 square feet. The Cincinnati REIT acquired the eight-building property from a seller, continuing its strategy of expanding its footprint in high-density suburban markets anchored by necessity-based retail and grocery offerings.

Retail investment activity was also recorded in the Northeast, where L&B Realty Advisors completed an acquisition in Pennsylvania. The Dallas-based real estate investment firm paid $39 million, or roughly $69,331 per square foot, for Prickett Preserve, a 56,252-square-foot retail property situated in Yardley, Pennsylvania. The firm acquired the shopping center from its previous owners to bolster its retail portfolio in the competitive suburban Philadelphia market, where neighborhood shopping centers continue to attract stable consumer traffic and strong tenant demand.

Industrial and logistics assets also saw notable capital deployment, driven by the ongoing demand for warehousing, distribution, and light-industrial space. In the Atlanta metropolitan area, a joint venture involving BKM Capital Partners and Kayne Anderson Real Estate completed a significant industrial acquisition. The venture paid $100 million, or about $21,231 per square foot, for Northridge Commons, a sprawling 471,000-square-foot light-industrial campus located in Sandy Springs, Georgia. BKM Capital Partners, based in Newport Beach, California, has been active in acquiring multi-tenant light-industrial parks, capitalizing on the resilient demand from small businesses and regional logistics operations that require flexible industrial space.

The industrial sector saw further activity in the Midwest, specifically within the crucial Chicago logistics corridor. Logistics Property Co. completed a major acquisition in the Chicago suburb of Romeoville, Illinois. The Chicago-based developer paid $58 million, or approximately $8,097 per square foot, for a massive 716,318-square-foot warehouse located at 1401-1465 West Normantown Road. The industrial property was acquired from Heitman, marking another strategic addition to the region’s supply chain infrastructure as e-commerce fulfillment and distribution networks continue to seek large-scale, modern warehouse facilities near major transportation arteries.

Urban office assets, which have faced a complex market environment in recent years, also experienced transactional activity. In San Francisco, a notable transaction helped resolve a distinct property ownership situation. STG Group acquired the 103,487 square feet of office space not owned by the LightHouse for the Blind and Visually Visually Impaired at 1155 Market St. in San Francisco for $8 million, or roughly $7,730 per square foot. This acquisition successfully resolved a shared-ownership dynamic in the downtown San Francisco corridor, bringing new ownership stability to the multi-tenant building at a time when the city’s office market is undergoing significant recalibration.

Multi-family residential properties remained a primary focus for institutional and local investment managers alike, with transactions recorded across the Pacific Northwest, the Midwest, and other key regions. In Seattle, Cadence Real Estate Advisors invested in local residential real estate by acquiring the Court at Northgate apartment property. The local investment manager paid $28.99 million, or approximately $219,621 per unit, for the 132-unit apartment community located at 11300 Third Avenue. The acquisition allows the firm to increase its exposure to Seattle’s rental housing market, where steady demographic trends support sustained multi-family fundamentals.

Additional multi-family investment activity occurred in the Chicago area, where urban residential assets continue to command high per-unit valuations. Arnel, a local investor, completed an acquisition in Evanston, Illinois, paying $32 million, or approximately $470,588 per unit, for Maeve on Ridge. The property is a 68-unit apartment building spanning five stories and located at 1555 Ridge Avenue. The local investor acquired the asset from Michigan Avenue Real Estate Partners, securing a modern multi-family asset within a dense, transit-accessible Chicago suburb known for its strong institutional and student housing demand profile.

Further west in Washington state, FPA Multifamily expanded its portfolio through a regional multi-family acquisition. The San Francisco-based investment manager paid $43.7 million, or about $154,417 per unit, for two adjacent apartment properties totaling 283 units in Olympia, Washington. As part of the transaction, the firm acquired the 170-unit Evergreen Garden Apartments located at 3138 Overhulse Road, alongside the neighboring community, integrating the properties to achieve operational efficiencies and capitalize on the growing housing demand in the state capital’s rental market.

The hospitality sector also contributed to the broader commercial real estate activity, highlighted by a transaction in Virginia. A joint venture formed by Ross Hotel Partners and Buckhead America Hospitality acquired the Doyle Hotel in Charlottesville, Virginia, for $22 million, which breaks down to approximately $275,000 per room. Both partnering entities are headquartered in Atlanta. The venture acquired the six-year-old, 80-room hotel to capture ongoing travel, tourism, and university-related lodging demand in the historic Charlottesville market, illustrating continued investor confidence in select hospitality assets backed by experienced regional operators.
